The subject site is located at the junction of Kennelsfort Road Lower and the Chapelizod bypass (N4). The site has dual access, from Kennelsfort Road Lower and from the Old Lucan Road adjacent to the Aldi supermarket. The subject site is approximately 7.5 Km west of Dublin City Centre.
Waterstown Park is located c. 0.5 Km north of the site, Cherry Orchard Industrial Estate is approximately 1.3 Km south, the Phoenix Park is a 5 minute drive to the east (c. 2.5 Km) and junction 7 of the M50 is located c. 0.6 Km to the west.
There are a number of commercial occupiers in the vicinity to include an Aldi store, a petrol station, a veterinary clinic, a parade of retail / commercial users (Palmerstown Business Park) to include a gym / fitness studio, an electronic installation operator and offices. Kennelsfort Road Lower contains a parade of local shops.
Extending beyond the commercial users and particularly south of the N4 is predominantly residential housing estates. There are a number of schools in the Palmerstwon / Chapolized area, to include Chapelizod National School, St Patricks National School, St Michaels National School, Pobalscoil Iosolde, Scoil Mhuire, St. Brigid’s, Scoil Lorcain and Stewarts School.
The site is well served by Dublin Bus with three routes operating on the Chapelizod bypass (25a, 25b & 51d).
Site ‘A’ comprises a 1.01 ha irregularly shaped, level site, with four light industrial units currently in multiple occupation. Access is from an existing entrance on Kennelsfort Road Lower, adjacent to the N4/Kennellsfort Road Lower intersection.
Site ‘B’ comprises approximately 0.26 ha with frontage of 46m to the N4 occupied by ‘Motor Mania’. Access is via a shared access road from the Old Lucan Road.
Site ‘C’ comprises a site of approximately 0.22 ha fronting on to the Old Lucan Road. The site is occupied by a vacant, two storey industrial unit.
